Recent Market Update, June 2026
The biggest shift in Wasilla this month was on the supply side. New listings jumped to 187 in June, up 43.8% from 130 a year ago, and active listings climbed to 277, up 27.1% from 218. That surge pushed the absorption rate, a measure of how long it would take to sell through current inventory at the recent sales pace, up to 3.29 months in June from 2.46 months a year ago, a 33.74% increase. Looking at the full year so far, the shift is much more modest: year-to-date absorption sits at 2.34 months, up just 2.63% from 2.28 months over the same period in 2025. In other words, June's jump is a notable single-month move rather than a change to the broader year-long trend, at least so far.
Some of this reflects Wasilla's typical seasonal pattern. Active listings dropped from a fall 2025 high near 280 down to as low as 159 in February, then rebuilt through spring, which is consistent with prior years. What stands out this year is the pace of the rebuild: active listings climbed from 232 in May to 277 in June, a faster jump than the same stretch last year.
Prices told a mostly positive but not entirely uniform story. The average list price among active listings rose to $568,694, up 2.41% year over year, and the median list price reached $499,900, up 5.24%. Average sale price rose to $481,794, up 1.63%, but the median sale price for June specifically dipped slightly to $439,500, down 1.24% from a year ago. Zooming out, year-to-date figures show stronger, more consistent growth across the board, including a 3.82% increase in year-to-date median sale price. Sold activity was also mixed: June closings were up 9.6% from a year ago, while year-to-date closings remain 6.2% behind the same point in 2025.
Loosening Supply Snapshot
- Absorption rate: Loosened. Rose to 3.29 months in June, up sharply from 2.46 months a year ago. Year-to-date, the increase is much smaller, 2.34 months versus 2.28 months.
- Active listings: Increased significantly. Active inventory rose from 218 to 277 homes, up 27.1%.
- New listings: Increased significantly. New listings rose from 130 to 187, up 43.8%. Year-to-date, new listings are up 7.1%.
- Average list price: Increased. Active listings averaged $568,694, up 2.41% from $555,314 a year ago.
- Median list price: Increased. Active listings had a median of $499,900, up 5.24% from $475,000.
- Average sale price: Increased. Closed sales averaged $481,794, up 1.63% from $474,086.
- Median sale price: Mixed. June's median dipped to $439,500 (down 1.24%), while the year-to-date median rose to $435,000 (up 3.82%).
- Sold listings: Mixed. June closings rose 9.6% year over year, though year-to-date closings remain down 6.2%.
- Average days on market: Improved for June. Averaged 24 days, down from 29, a 17.24% decrease.
What This May Mean for Sellers
The jump in active and new listings means Wasilla sellers have more competition to consider than they did a year ago, which is part of why the absorption rate loosened this month. That said, the year-to-date absorption trend is only up modestly, average sale prices are still rising, and days on market actually improved in June, so this doesn't appear to be a market that's cooling broadly, more that a wave of new supply arrived at once.
The slight dip in June's median sale price is worth watching rather than reacting to, especially since the year-to-date median is still up nearly 4%. A single month's median can shift based on which price ranges happened to close, so understanding how a specific home's price range and condition are performing is more useful than the headline number alone.
What This May Mean for Buyers
Buyers have meaningfully more options in Wasilla this month, with active listings up 27.1% and new listings up 43.8% compared with a year ago. That additional supply, combined with a slightly softer median sale price in June, may create more room to be selective or negotiate in certain price ranges.
At the same time, average days on market improved to 24 days, down from 29, which suggests well-priced homes are still moving quickly despite the added inventory. Buyers weighing timing may want to look closely at how a specific price range is behaving, since the picture varies more by segment than the overall averages suggest.

Some smaller areas in the MLS report had limited activity during the reporting period. Smaller sample sizes can create larger percentage changes, so area-level numbers should be interpreted carefully.
The broader residential totals provide the clearest year-over-year view for the market area.
