Recent Market Update
The Palmer and Wasilla residential market had more available homes during the first quarter of 2026 compared with the same period in 2025. Active listings increased from 500 to 553, while new listings increased from 362 to 398.
Closed sales moved lower year over year, declining from 263 to 226. Average sale price increased from $450,115 to $459,154, which points to generally steady pricing with a modest increase across the residential data set.
Overall, this reflects a market with more supply, continued buyer activity, and fewer completed sales compared with last year.

In Palmer, Wasilla, and nearby Mat-Su communities, property details such as access, utilities, heating systems, well and septic information, lot usability, and commute routes can all affect buyer interest.
